When a pre-sale EICR is worth it
The economics make sense most often on older property. Buyers’ surveyors flag electrics on Level 2 and Level 3 surveys; the typical price reduction asked for after a flag is greater than the cost of the inspection plus any remedial work. Doing it pre-listing means the vendor controls the narrative — fix what needs fixing, price the property accordingly, and supply the satisfactory certificate at offer-accepted.
For modern stock with a recent consumer unit, the value’s lower — the surveyor’s unlikely to flag the electrics anyway. For Victorian and Edwardian stock in {area}, the calculation usually goes the other way.
