Homeowner EICR work across Kent

A homeowner EICR isn’t legally required in the same way a landlord EICR is, but the IET recommends one every ten years on owner-occupied property — sooner if there’s been a major renovation, water ingress, or the consumer unit has reached the end of its design life. CJA Electrical handles homeowner EICRs across Kent and the Medway towns.

Why homeowners book

Most owner-occupied EICRs come about for a handful of recognisable reasons. A house move where the survey flagged something on the electrics. A renovation where the boundary between new and old wiring needs documenting. A roof leak that touched a ceiling rose or pendant. An insurance renewal that asked about a recent inspection. A consumer unit so old it has rewireable fuses and no RCDs. Or simply hitting the ten-year mark on a property and wanting a fresh certificate on file.

The inspection is non-intrusive — opening accessory faceplates, examining the consumer unit, looking at visible wiring routes — with power off only briefly on each circuit during testing. Most homeowners are surprised how unobtrusive the visit is.
