Since 1 June 2020, every privately rented home in England must have a satisfactory Electrical Installation Condition Report. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 set the cycle (every five years and at the start of any new tenancy), the documentation requirements (tenants get a copy within 28 days, new tenants before they move in, the local authority within seven days of request), and the consequences for non-compliance (civil penalties up to £30,000 per breach).

What’s different about a landlord EICR

Technically, the testing is the same as for an owner-occupied home. What changes is the audit trail around it — the certificate has to satisfy your local authority, your insurer, and any tenant who asks for a copy. Reports issued in non-standard formats can lead to council pushback, and remedial work has to be completed within 28 days of an unsatisfactory report.
