Electrical Inspections

Electrical Inspections, otherwise known as EICR’s or Electrical Tests, are a key component in the safety of your home or workplace. Not only does it provide peace of mind that the visual aspects of your installation are safe such as sockets and switches but it also checks on the other safety devices included in your installation like the fuses, breakers, RCD’s and more.

Why Do I Need An EICR?

Did you know that over half of house fires in the UK start due to an electrical fault? It’s important someone is checking in on your electrics once in a while to make sure everything is well. Sometimes screws can work loose over time and as the old saying goes ‘loose wires start fires’.

Not only will we inspect the general condition of what you can see but we will also put your safety devices such as RCD’s through their paces to ensure they are still working as they should be.

You may also not realise that your home insurance could require you to have your property inspected at least every 10 years. If there should be an incident such as a fire, you may find your insurers refuse to pay out if you have not had the property inspected for some time.

When you come to buy or sell your property you may require an EICR to be carried out on that property, or your buyer may request it to be ecompleted on your property.

It may also be that you just want to have your property inspected for your own peace of mind, we don’t blame you!

Landlords

Since 2020 the government have made it a requirement for all new tenancies to have a current and valid home safety inspection, otherwise known as an EICR. Since 2021 this also applies to current tenancies. Prior to this they were only a requirement for HMO properties.

 

This means that as a private landlord you must:

  • Ensure that electrical safety standards are met in your property while occupied by tenants.
  • Ensure that every property under your care is regularly inspected and tested by a qualified person at intervals of every 5 years.
  • You must receive and keep on record a copy of the inspection report and make it available to tenants, prospective tenants and the local housing authority.

 

We are experienced and understand that it can be delicate when dealing with tenants in your properties. As such we can deal either deal with your, your agent or directly with the tenant to ensure appointments are made at the best possible time to suit your tenants while also ensuring that the inspections are completed in a timely manner.

 

What if we find issues that must be rectified? If we find dangerous issues which pose an immediate danger to your tenants, yourself or the public, we call these C1’s, then we will rectify or ‘make safe’ these problems while we are on site. As with all our customers there is no requirement for you to engage us to make repairs however we will be happy to quote for these should you request it. Just make sure you have evidence that these issues were dealt with and give us a call back for us to amend our report to show that these issues are no longer outstanding.
